2. Property Listings, Pricing & Availability

  • Third-Party Developer Data: Information concerning off-plan developments (including floor plans, payment schedules, completion dates, handover timelines, and amenity specifications from developers such as Emaar, DAMAC, Binghatti, and Imtiaz) is supplied directly by the master developers or obtained from official public records.

  • Subject to Change: All prices, floor areas, availability, and payment plans are subject to change without prior notice by master developers or individual property owners.

  • Errors & Omissions: While we make every reasonable effort to verify listing accuracy, Grand Axis Real Estate does not warrant or guarantee that all property descriptions, square meterages, or media assets are error-free or perpetually updated.

3. User Obligations & Anti-Money Laundering (AML/KYC) Compliance

  • Accurate Data Submission: When submitting inquiries, reservation requests, or evaluation forms, you agree to provide true, current, and complete personal and contact details.

  • UAE Regulatory Compliance: Clients engaging in secondary purchases, off-plan unit allocations, or leasing agree to provide all requested verification documents—including valid Passport copies, Emirates IDs, proof of residential address, and Proof of Funds—strictly compliant with UAE Anti-Money Laundering (AML) laws and RERA regulations.

  • Prohibited Conduct: You agree not to misuse this website, introduce malicious software, scrape content or listing directories without written authorization, or conduct activities that violate UAE federal cybersecurity or data laws.

4. Booking Deposits, Commissions & Payment Terms

  • Off-Plan Bookings: Token deposits for off-plan units are deposited directly into official, government-regulated project escrow accounts maintained by authorized UAE banks under DLD oversight. Grand Axis Real Estate does not collect direct payment for developer equity installments into private corporate operating accounts.

  • Secondary Market Transactions: Ready property purchases are governed by standard RERA Form F (Unified Contract / MOU) guidelines, requiring standard buyer and seller deposits held under trustee or escrow accounts.

  • Brokerage Fees: Standard agency commissions (e.g., 2% + VAT for secondary market transactions, standard lease commission for rentals) become legally due upon successful signing of binding contracts or transfer at the DLD Trustee office, as stipulated in individual broker agreements.

5. Intellectual Property

  • All content, branding, layouts, graphical elements, logos, icons, texts, and proprietary materials on this website are the intellectual property of Grand Axis Real Estate or licensed through our developer partners and media repositories.

  • Unauthorized reproduction, republication, modification, or distribution of any materials without our prior written consent is strictly prohibited.

  • Any controversy, claim, or dispute arising out of or relating to these terms, website access, or real estate agency representation shall be submitted to the exclusive jurisdiction of the competent courts of Dubai or the Dubai International Financial Centre (DIFC) Courts, where applicable.
